What rental owners say
★★★★★
Incredibly helpful with our transition
Belva at Birds Nest Property has been incredibly helpful with our transition into renting out our property. She were able to take on most of the process and it was relatively hands off for us, only needed us for making some decisions about replacing items inside our property. We had some trouble with the neighbours but Belva was great at handling it and keeping both sides happy.

They handled everything
Birds Nest Properties manages my property and i just wanted to say it’s been a really smooth experience. I didn’t have to stress about finding tenants or dealing with the back and forth, they handled everything. Not only that but they’re easy to communicate with and are always quick to respond when I have questions or concerns. Very straightforward and not complicated, which I appreciated!

As a tenant, they were able to accommodate and provide a place to live within a short period of time and at a location that suited my needs. As an owner, the team at Birds Nest was able to resolve issues with a tenant that was difficult to deal with.

Yes. Non-resident landlords in Canada are subject to a 25% withholding tax on gross rental income, remitted monthly to the Canada Revenue Agency. At year end, the property’s Canadian withholding agent issues an NR4 slip that summarizes rent paid and tax withheld. The non-resident owner (or their Canadian tax accountant) then files a Section 216 return to report rental income on a net basis, which often recovers a substantial portion of the withholding tax through allowable expense deductions. Birds Nest provides NR4 slips as part of our non-resident service.
