Rents and demand

In Q1 2026, Birds Nest leasing activity for North Vancouver two-bedroom rental units had average rent $3,000, matching the average rent across our entire North Vancouver 2-bedroom portfolio.

Average two-bedroom rents in the Birds Nest portfolio were well above $3,000 in Lower Lonsdale, Lynn Valley, and Seymour neighbourhoods and averaged $2,714 in Central Lonsdale. Upper Lonsdale 2-bedrooms has the lowest neighbourhood average rent at $2,273 as of March 31, 2026.

North Vancouver supply has concentrated heavily in the City, with Adera’s Crest, Staburn’s Peridot, and Concert’s Compass at Seylynn Village along the Lonsdale and Lynn Creek corridors. Meanwhile, Lynn Valley, Edgemont, and Deep Cove sit largely built out, supporting longer tenancies and tighter rental conditions for well-presented family units in the District’s most sought-after secondary school catchments.

Taxes and regulations

City of North Vancouver and District of North Vancouver Property Taxes for 2026 are due July 2, 2026. A 5% penalty applies immediately after the deadline, with a further 5% added in September if still unpaid. Note that the City and District are two separate municipalities with separate tax bills: the City covers Lower Lonsdale, Central Lonsdale, and the waterfront; while the District covers Lynn Valley, Deep Cove, Edgemont, Lower Capilano, Norgate, and Seymour.

District of North Vancouver Utility Fees (water, sewer, drainage, solid waste) have been billed separately from property taxes since 2025, with 2026 utility bills due March 31, 2026. Unlike property taxes, District utility charges cannot be deferred.

City of North Vancouver Utility Fees continue to be billed alongside property taxes on the same July notice.

Rental Business Licences are not yet required in either North Vancouver municipality for long-term rentals, but the District of North Vancouver is actively developing a licensing framework for purpose-built rental buildings and owners of two or more rental properties.

Frequently Asked Questions

Most full-service property managers in Metro Vancouver charge a placement fee equal to half a month’s rent plus a monthly management fee of 7-10% of rent. Birds Nest charges half a month’s rent for tenant placement (plus GST) and 8.33% of monthly rent for ongoing management (plus GST), with no other fees. No vendor markups, no referral kickbacks, no renewal fees, no fees during vacancy.

Rental owners living outside Canada also pay a 2% non-resident tax filing fee if they want Birds Nest to cover their CRA NR4 reporting.

The two North Vancouvers are separate municipalities with their own councils, tax structures, utility billing, and bylaws, sharing only the school district (SD44) and the brand identity in most tenants’ minds. The City of North Vancouver covers the dense southern core: Lower Lonsdale, Central Lonsdale, Moodyville, the waterfront, and the SeaBus terminal. It’s the high-rise, walkable, transit-oriented part of the North Shore. The District of North Vancouver wraps around the City and covers Lynn Valley, Deep Cove, Edgemont, Norgate, Lower Capilano, Seymour, and Upper Lonsdale. It’s predominantly townhomes, single-family homes, and lower-density condo communities.

For an investor, the distinction matters in three practical ways: separate property tax bills, different utility billing structures (the District bills utilities separately, the City bundles them into the July tax notice), and different rental tenant pools. The City attracts young professionals and downsizers near Lonsdale, while the District draws family tenants seeking Lynn Valley and Edgemont schools, Deep Cove lifestyle, and longer tenancies. We manage properties across both municipalities and adjust strategy accordingly.

In the Birds Nest portfolio as of March 31, 2026, the average North Vancouver one-bedroom rents for $2,465 and the average two-bedroom for $3,000. In Q1 2026, our two-bedroom leasing activity averaged $3,000, exactly matching our portfolio average and suggesting the North Vancouver two-bedroom market entered the spring leasing season flat rather than rising.

Rents do vary meaningfully by neighbourhood. Across our two-bedroom portfolio, Lower Lonsdale, Lynn Valley, and Seymour all average well above $3,000, supported by waterfront and family-suitable inventory. Central Lonsdale averages $2,714. Upper Lonsdale is the lowest at $2,273, reflecting older walk-up stock further up the Lonsdale spine. These are rents we’re actually achieving on Birds Nest leases, not asking-price estimates from public listing portals.

For an owner of an older Lonsdale condo, this matters. Tenants touring your unit are often comparing it to a brand-new tower a few blocks away with a concierge, gym, and air conditioning. Pricing realism, presentation, and listing speed matter more in Lonsdale than in most North Shore submarkets.

No, not for long-term rentals in either municipality. Neither the City of North Vancouver nor the District of North Vancouver currently requires a separate annual business licence for owners renting out residential properties on long-term leases.

The District of North Vancouver is actively developing a rental business licensing framework, with council having voted in May 2025 to move forward with a proposed structure targeting purpose-built rental buildings and owners of two or more rental properties outside their principal residence. The framework is still in consultation, so it’s not yet in force, but it’s worth tracking.

Yes, significantly, and especially for family-suitable units in the District. North Vancouver School District (SD 44) covers both municipalities and runs seven secondary schools: Argyle (Lynn Valley), Carson Graham (Lower Lonsdale, Norgate, Pemberton), Handsworth (Edgemont, Cleveland, Highlands, Montroyal), Seycove (Deep Cove, Cove Cliff), Sutherland (Central Lonsdale), Windsor (Blueridge, Seymour Heights), plus Mountainside.

For a family tenant, catchment is often the deciding factor before they even tour the unit. Handsworth (Edgemont) and Seycove (Deep Cove) are among the most sought-after secondary catchments on the North Shore, and family-suitable units in those zones rent meaningfully faster than otherwise-identical units a few blocks over the boundary. SD44 also operates on a strict priority placement system, so when a school is full, out-of-catchment families simply can’t enrol.

The maximum allowable rent increase in British Columbia for 2026 is 2.3%, down from 3% in 2025. The cap is tied to the Consumer Price Index and applies to existing tenancies only.

Three rules every BC landlord needs to know: you can only raise rent once every 12 months, you must give at least three full months’ written notice using the official Notice of Rent Increase form, and missed years cannot be “topped up” later.
