Rents and demand

In Q1 2026, Birds Nest signed 4 leases for Richmond two-bedroom rental units with average rent $2,475, slightly below our existing Richmond portfolio 2-bedroom average $2,509.

Average two-bedroom rents by neighbourhood were consistently similar to the overall Richmond portfolio average rent as of March 31, 2026.

Richmond supply has concentrated along the No. 3 Road corridor, with SHAPE and Cadillac Fairview’s RC at CF Richmond Centre in Brighouse, Concord Pacific’s Concord Gardens along Hazelbridge Way in Aberdeen, and Townline’s Luxe Lansdowne at Lansdowne SkyTrain Station. Steveston is largely built out under village heritage protections, supporting tighter rental conditions in the sought-after school catchments.

Average rent for North Vancouver one-bedroom units in the Birds Nest portfolio was $2,017 as of March 31, 2026.

Taxes and regulations

City of Richmond Property Taxes for 2026 are due July 2, 2026. A 5% penalty applies immediately after the deadline, with a further 5% added on September 2, 2026 if still unpaid.

City of Richmond Utility Fees (water, sewer, drainage and flood protection, solid waste and recycling) are billed separately from property taxes. The Annual Flat Rate Utility Bill applies to most multi-family condos and townhomes and is due March 31, 2026. Metered properties, including the growing number of multi-family buildings the City is converting to metering, are billed quarterly, with each invoice due three months after the end of the quarter. Owners who pay on or before the due date receive a 10% discount.

Rental Business Licences are not currently required in Richmond for long-term residential rentals (90+ days).

Frequently Asked Questions

Most full-service property managers in Metro Vancouver charge a placement fee equal to half a month’s rent plus a monthly management fee of 7-10% of rent. Birds Nest charges half a month’s rent for tenant placement (plus GST) and 8.33% of monthly rent for ongoing management (plus GST), with no other fees. No vendor markups, no referral kickbacks, no renewal fees, no fees during vacancy.

Rental owners living outside Canada also pay a 2% non-resident tax filing fee if they want Birds Nest to cover their CRA NR4 reporting.

No. The City of Richmond does not require a business licence for long-term residential rentals (90+ days). This differs from the City of Vancouver, where a long-term rental business licence is mandatory.

The 2026 maximum allowable rent increase in BC is 2.3%, set by the Province under the Residential Tenancy Act. The cap applies once per 12-month period for existing tenants, requires three months’ written notice on the official Notice of Rent Increase form, and cannot be carried over or topped up from prior years.

As of Q1 2026, two-bedroom condo rents in Richmond averaged $2,500 in the Birds Nest portfolio, with higher rents in newer concrete towers along the No. 3 Road corridor at Brighouse, Aberdeen, and Lansdowne, and at waterfront buildings near River Green. Older walk-ups and units in East Cambie or Hamilton have rents below the city average.

Yes. Non-resident landlords in Canada are subject to a 25% withholding tax on gross rental income, remitted monthly to the Canada Revenue Agency. At year end, the property’s Canadian withholding agent issues an NR4 slip that summarizes rent paid and tax withheld. The non-resident owner (or their Canadian tax accountant) then files a Section 216 return to report rental income on a net basis, which often recovers a substantial portion of the withholding tax through allowable expense deductions. Birds Nest provides NR4 slips as part of our non-resident service.
