Welcome home to Cardero, a refined heritage restoration in the heart of the West End. This thoughtful collaboration between Kipp Design + Build, Waters Development Management, and Shape Architecture brings new life to two historic buildings through adaptive reuse and renewal, complemented by a modern “Tokyo infill” residence at the rear. This project aspires to respect the history of the buildings and retain the commercial space known to be commissioned by one of the earliest women entrepreneurs, Kate Fleming, in Vancouver’s West End dating back to 1902.

This infill residence is a study in minimalist, modern design. Expansive ceilings, windows, and skylights flood the space with natural light, highlighting polished concrete floors and clean architectural lines. A lofted upper level overlooks the main living area, offering the perfect setting for a private office or creative retreat. The sculptural kitchen is both refined and functional, appointed with custom cabinetry, integrated Miele appliances, a spacious island, and a seamless built-in dining table. Thoughtful detailing and sustainably sourced materials complete this beautifully composed home.
